We installed the facade and cladding package on NEXTDC A1, South Australia's first Tier IV data centre, for Lendlease. The job won us the Master Builders SA 2025 Building Structure Contractor award, Commercial.
Delivered on data centres: facade and cladding package (NEXTDC A1)
Also priced for data centres: metal roofing, roof safety systems and plant platforms and screens
A tight site and a tight programme. NEXTDC A1 opened in September 2024 at 211 Pirie Street. Its site is bounded by two street corners, a public laneway and a neighbouring building. The Master Builders SA judges noted the tight timeframe and said "the finished product was a credit to the installers as they managed to install each different panel and make it work".
An envelope that holds air. Hames Sharley, the architect, describes NEXTDC A1 with a curtain wall facade and air-tight facade detailing. Under the NCC, Part J5 sets the rules for building sealing. Where the designer proves air-tightness by test instead, J1V4 calls for a pressure test of the whole building to AS/NZS ISO 9972. Joints, penetrations and flashings at the cladding line are where that test finds leaks.
Fire performance of the wall. Where a data centre is Type A or B construction, NCC clause C2D10 requires the external wall and its components to be non-combustible. An insulated or bonded panel then qualifies only if every layer, core included, is non-combustible to AS 1530.1. Otherwise the wall needs a performance solution, which can rest on an AS 5113 full-scale facade fire test.
Access to rooftop plant. Where cooling or power plant sits on the roof, service crews need a permanent way to reach it. Walkways, stairs, ladders, platforms and guardrails follow AS 1657, whose scope covers permanent access for servicing rooftop equipment. We price them with the roof.

Questions
NEXTDC A1 in the Adelaide CBD, for Lendlease. We installed the facade and cladding package, and the job won us the Master Builders SA 2025 Building Structure Contractor award, Commercial.
It does when the building is Type A or B construction, which depends on its class and number of storeys. Then clause C2D10 applies to the external wall, and an insulated or bonded panel must be non-combustible to AS 1530.1 in every layer, core included, or go through a performance solution.
Where the design verifies building sealing by test, NCC J1V4 calls for a pressure test of the whole building to AS/NZS ISO 9972. The cladding, flashings and every penetration through them are part of what gets tested.
Yes. We price metal roofing, roof safety systems and plant platforms with the cladding, and install the roof access with the roof.
