Commercial and industrial metal roofing contractor, Adelaide

SA Construct is an Adelaide cladding, roofing and facade contractor, founded in 2011 and based in Beverley, and a Master Builders SA award winner since 2014.

Commercial metal roofing is the steel or aluminium sheet roof of a commercial, industrial or public building, with its insulation, gutters, flashings and fixings, designed to AS 1562.1 for the site's wind loads. We roof and re-roof buildings for head contractors across South Australia, with our own fabrication and installation teams.

Delivered on: Whyalla Secondary College and Morialta Secondary College for Sarah Constructions, the pool hall at Scotch College and Southern Ocean Lodge on Kangaroo Island.

What a roofing package from us covers

  • Roof sheeting, insulation, flashings and cappings, installed by our own teams
  • Sheet metal flashings, accessories and rainwater goods folded in our own shop
  • Roof glazing and polycarbonate roofing, with glazing bars and channels
  • Insulated panel roofs where fire, air-tightness or an indoor pool environment calls for them
  • Long sheets milled on site where the run is longer than a truck can carry, covered on the standing seam and zinc page
  • Our own access machinery and lifting equipment

Walkways, guardrails, ladders and anchors are covered on roof safety systems, and decks and screens for rooftop plant on plant platforms and screens.

Re-roofing

A re-roof replaces the sheeting on a building that stays in use. The engineer checks whether the existing purlins can take the new sheet and its fixings. If the old roof is asbestos cement, a licensed asbestos removalist clears it before the new roof goes on, and the replacement has to meet the current NCC, including Section J.

Questions

FAQ

What standard governs commercial metal roofing in Australia?

AS 1562.1:2018, Design and installation of sheet roof and wall cladding, metal. It covers design loading, fastening, laps, flashings, drainage falls, corrosion protection, thermal movement and testing. Wind pressures come from AS/NZS 1170.2, and resistance to wind uplift is proven by AS 4040.2 testing. The sheet is fixed to the manufacturer's tested spans and fastener patterns.

How does Section J affect a metal roof?

NCC Volume One Part J4 sets a minimum Total R-Value for the roof and ceiling and limits roof solar absorptance to 0.45 in most climate zones. Adelaide is in Climate Zone 5, and the project's Section J report sets the figure for the building. J4D3 requires thermal bridging through purlins to be accounted for, so new commercial roofs carry a thermal break or spacer between sheet and purlin.

Why does compressed insulation matter?

Glasswool blanket laid over the purlins and under the sheet is squashed at every purlin unless a spacer holds the sheet off. Compressed insulation loses much of its rated R-value and can fail the Section J calculation. Spacer and thermal-break systems let the blanket recover to its design thickness.

How far from the coast is Colorbond warranted?

BlueScope's commercial roofing warranty applies more than 1 km from marine or severe industrial influence. Closer to the coast, Colorbond Ultra, aluminium or zinc is specified, and a BlueScope project warranty is applied for per roof. Most of metropolitan Adelaide qualifies; beachfront suburbs such as West Beach and Semaphore need an upgraded product. Check BlueScope's current terms for the site.

Who designs the box gutters and overflows?

The hydraulic engineer designs roof drainage to AS/NZS 3500.3 from Adelaide rainfall intensity and the roof catchment. Box gutters need sized sumps, rainheads or overflow devices, because a blocked box gutter floods the building. We fold the gutters, sumps and overflows to the engineer's sizes in our own sheet metal shop.
