Capabilities · Modular and prefabricated facades
SA Construct is a cladding, roofing and facade contractor based in Beverley, Adelaide, founded in 2011 and a Master Builders SA award winner since 2014. Delivered with prefabricated framing: Morialta Secondary College and Whyalla Secondary College.
A modular facade is built in pieces off site and fixed to the building as finished units, instead of stick by stick from a scaffold. It takes two forms: framed cladding modules, where the frame that carries the cladding is built in a workshop and lifted onto the structure, and unitised glazing, where whole glazed panels arrive sealed and ready to hang. We deliver both inside the facade package for head contractors, on the same shop drawings and programme as the rest of the envelope.

The workshop can start while the structure is still going up, so the facade spends less time on the critical path and less time on the scaffold. Morialta Secondary College is an $84.4 million school stepped down a steep site. We fabricated its support framing off site, installed it as prefabricated modules and controlled the cladding supply, and the school opened for the start of the 2023 school year. Fixed opening dates are normal for schools built to a term deadline.

GRC panels follow the same logic, cast in a factory and fixed as finished pieces: see GRC bands built off site. More in all projects.
Questions
A facade delivered as prefabricated units instead of being built piece by piece on the wall. With framed cladding modules, the frame that carries the cladding is made in a workshop and lifted onto brackets or secondary steel. With unitised glazing, each glazed unit is assembled, glazed and sealed in a factory and hung from the slab edge. In both cases the design work goes into the joints between units.
When the programme is tight, the site is remote, or access to the elevation is hard. Morialta's framing was built off site so the school opened for the start of the 2023 school year. Whyalla, a regional site, took about 7,500 m2 of cladding on a prefabricated frame system. On a small job the gain is time on site: the Festival Plaza stack went up within a week.
Road transport limits, the crane's capacity at the lift radius, and the structure as actually built. Module sizes are best locked after the slab edges and steel are surveyed, so the modules fit the building rather than the drawing. The wind pressure on the panel in service comes from AS/NZS 1170.2, and the module is also checked for the lift.
Stick-built curtain wall is assembled on the building from mullions, transoms and glass, one piece at a time. Unitised glazing arrives as complete panels that are hung floor by floor, with the joints between panels formed as they interlock. Unitised costs more to design and make, and saves time and labour on the building, which suits tall or repetitive facades and tight sites.
